Sale Price: $705,600 | Days on Market: 4

These owners were looking to take advantage of the hot market and take some chips off the table. Prior to placing this condo on the market, the highest recent sales for this floor plan had been $630,000 and $600,000. Conventional thinking would have been to price this unit MAYBE at $650,000 considering those sales. I was confident in the market dynamics so pulled out all the stops from a marketing standpoint (see video below) and was happy to help this owner sell for $75,600 MORE than the top of the market.

Sale Price: $450,000

These owners wanted to sell this second home in Tower II since they had just purchased in Tower III and didn't need TWO condos at Calypso. Ground floor condos can be challenging to sell.  Many buyers want to be a little higher in the building to get away from the pool noise and to enjoy what some think are better views. What many people miss is that ground floor units can produce EXCELLENT rental revenue. I stressed this in the marketing. From there, the seller and I were patient...working through multiple offers before landing on a FULL-PRICE CONTRACT.

Sale Price: $605,000 | Days on Market - 1 | SOLD for $10,000 OVER asking price

Sometimes life happens. In this case, the owner had a very real need (not financial) to liquidate timely. We were confident in our offering here and implemented a "coming soon" campaign that created SIX OFFERS before the unit was even available to view...made possible by releasing another professional video (below) for buyers to see before they could get inside.

Sale Price: $539,000 | Days on Market: 0 

Challenge #1: The owners of this beautiful condo were hesitant to place their unit for sale on the MLS for personal reasons. Challenge #2: The highest recent sale in the building was $395,000 and the owners wanted $539,000. We knew their unit was in excellent condition and a unique layout for the building so adjusted our marketing strategies a bit to produce a buyer at FULL PRICE within a couple of weeks...all done off-market, but STILL with great marketing.

Sale Price: $1,020,000 

These sellers had their eye on getting out of the condo market an into a gulf front home. They had a very deep emotional attachment to this beautiful was a true second home and they had recently put their hearts into renovating it. The only RECENT sales for this floor plan topped out at $880,000 but we knew we had something special. The only way to show buyers that this unit was worth what we were asking was through our extensive, multi-channel marketing campaigns. One of those campaigns reached a buyer from Oklahoma who was confident enough to make an offer sight unseen because of what he saw in our videos. We helped the buyer remotely work on everything he needed for a smooth closing.

Sale Price: $574,100

This owner was tired of condo living and wanted to move out of state. One of the challenges here was simple: not everyone likes bold colors and this unit had plenty of them...AND the owner wanted a premium price. The top of the market was $525,00 for this layout but we were confident in our process. We landed on an asking price of $579,800 and made sure to be careful about what angles of images we showed on the web, knowing that low floor units could still command a premium and that once the RIGHT buyer was inside, paint would be less of an obstacle to overcome.

Sale Price: $900,000

We had to be patient with this one. Our highest recent "comp" was $825,000 for this layout AND the sellers knew that this unit was NOT in great shape...yet still wanted a premium because they were planning on selling other units in the same building.  We ran digital ads, shot professional photos, were active on social and sent out direct mail. We worked through multiple offers to find the RIGHT buyer who was willing to pay our number.
